Joint sealant replacement
Full removal and replacement of failed expansion joints and window perimeter sealants at elevation on a commercial building.
The situation
Sealant has a service life. When it goes, it loses adhesion, cracks or reverts, and the joint it was protecting starts taking water. On a commercial elevation that shows up as staining, efflorescence and, eventually, damage behind the cladding.
Joint replacement is not a caulk-over. The old sealant is cut out completely, the joint is cleaned and primed, backer rod is sized to the movement the joint will actually see, and the new sealant is tooled to the correct profile.
Scope of work- Old sealant cut out completely, not sealed over
- Joints cleaned, dried and primed to the manufacturer specification
- Backer rod sized for the real movement range of the joint
- New sealant tooled to profile so it bonds on two faces, not three
- Carried out from swing stage, boom lift or ground level as the elevation required
Done this way a joint lasts fifteen to twenty years. Done fast, it fails in two.
