What we were looking at
The situation
A roof this size rarely fails everywhere at once. The useful question is which areas are genuinely finished and which have years left, and that only gets answered by walking the whole thing and documenting it honestly.
We surveyed the full area, cored where we needed to know what was underneath, and came back with a plan that replaced what had to be replaced and restored the rest.
Scope of work- Full walk-over survey with the failures photographed and mapped
- Core samples to confirm the assembly and check for trapped moisture
- Targeted replacement of the sections that were beyond repair
- Drainage corrected so water reaches the drains
- A written report the property manager can budget from
