Joint sealant replacement and envelope repairs from a swing stage on an occupied residential tower, floor by floor, with no scaffold.

What we were looking at
The situation
Swing stage work is a specialist trade. The access, the rigging and the safety plan are as much of the job as the sealant, and a crew that does it every week works faster and more safely than one that does it occasionally.
The tower stayed fully occupied. We worked down the elevation in drops, with residents notified a day ahead of each drop so balconies could be cleared.
Scope of work
Swing stage rigged and inspected to Ontario requirements
Drops planned so residents got a day of notice each time
Window perimeter and expansion joints cut out and replaced
Masonry and precast sealing where the substrate needed it
No scaffold, so the grounds and parking stayed in use
A full elevation resealed without closing the building down for a season.
