The situation
Most flat roof failures start at the details rather than in the field of the roof. Curbs, vents, drains and changes of plane are where water gets a second chance, and they are the first thing we look at.
New insulation went down over a prepared deck, the membrane was installed in full, and every penetration was re-detailed rather than reused.
Scope of work- Deck prepared and dried before anything went over it
- New insulation to current thermal values
- Modified bitumen membrane installed in full plies
- Curbs, vents and drains stripped in and re-detailed
- Final inspection walked with the owner
