Emergency restoration
Condominium lobby water damage recovery
Overnight extraction, containment and structural drying in an occupied condominium lobby, with floor protection down so residents kept using the building while each zone dried.
What we were looking at
The call
A lobby is the one room in a residential building that nobody can avoid. Closing it is not really an option, so the work has to happen around people walking through it.
We zoned the space, taped off what was being dried and kept a protected route open, then worked through the zones until the whole floor was back to standard.
Scope of work- Overnight extraction before the water could migrate under the finishes
- Lobby zoned so a protected route stayed open to residents
- Air movers and dehumidifiers staged zone by zone
- Daily readings logged for the insurer
- Finishes reinstated by the same crew that dried them
The building never closed, and the insurer got a documented file rather than an estimate.
