Occupied commercial flat roof replacement
A full tear-off and new flat roof system on an occupied commercial building in the GTA, phased section by section so tenants never lost a day of operation.
The situation
The existing assembly had reached the end of its life. Ponding water sat on the deck after every storm, the drains were undersized for the roof area, and the patch repairs the previous contractor had left behind were failing faster than they could be replaced.
Because the building stayed fully occupied throughout, the roof was divided into zones. Each zone was torn off, dried in and made watertight the same day, so the building was never left open overnight.
Scope of work- Full tear-off down to the structural deck, with deck repairs where moisture had got in
- Tapered insulation designed to move water to the drains instead of away from them
- New roof drains sized to the actual roof area and rainfall load
- Fully adhered membrane with every curb, vent and penetration re-detailed
- Phased by zone so the tenants kept trading through the work
The roof now drains properly, the warranty covers the whole assembly rather than a patchwork, and the owner has a single contractor accountable for it.
