What we were looking at
The situation
The envelope is one system. The roof, the parapet, the joints and the cladding all have to work together, and water finds whichever part has been left behind. This building had been maintained trade by trade for years, and the gaps between those trades were where it was leaking.
We took the whole elevation as a single scope so there was no argument about whose work the water came through.
Scope of work
Parapet caps, flashings and roof-to-wall junctions re-detailed
Sealant joints replaced across the elevation
Masonry repairs where water had already got in
Swing stage access so the work ran without scaffold
Scheduled around business hours for the tenants
One contractor, one warranty and one person to call if anything moves.
